Buyer FAQ
Questions buyers ask us
How our owner financing works, every fee, how the deed works and what to check before you choose a parcel.
Owner financing
We hold the note. You make a down payment, sign a land contract with us, and make your monthly payment directly to us. There is no bank involved.
No. There is no credit check and no bank approval. We hold the note ourselves.
Your down payment plus a flat $249 document fee, paid by card on the parcel page. That reserves the parcel and takes it off the market. We then send your written purchase agreement, usually the same day, and you have 48 hours to sign it. If you don’t sign, or you ask for your money back before you sign, we refund the whole reservation. Once you sign, the document fee is non-refundable. Each parcel page shows that parcel’s down payment.
Three parts: the monthly principal shown on the parcel page, a servicing fee, and a tax escrow. Servicing is $10, $15 or $25 a month, depending on whether the monthly principal is under $200, $200 to $400, or over $400. The tax escrow is the parcel’s annual county tax divided by 12, adjusted once a year with 30 days’ notice. That is the complete list — there is nothing else.
Only if a payment goes wrong: a $50 late fee if a payment is more than 10 days late, and a $35 fee for a returned payment (NSF).
Yes. Prepay any time with no penalty and no prepayment fee. Paying the full price in cash by wire is welcome too.
No. It is a land contract, not a mortgage. While you pay, you hold equitable title. The contract is not recorded; the deed is recorded in your name when you pay off.
Title, deed and ownership
When you pay off, we prepare the deed, record it with the county and mail you the recorded original.
Yes. Every property comes with free and clear title.
No HOA, no POA, no dues. Your only recurring obligation on the parcel is the county tax bill — and the escrow in your monthly payment already covers that.
Camping, RV use, recreation and storage. For anything else you’d like to put on the land, ask us and we’ll tell you what the county allows.
The 60-day satisfaction guarantee
Every financed purchase includes a 60-day satisfaction guarantee. Visit the land, inspect it and think it over: if within 60 days you decide it isn’t for you, your principal is refunded as long as your account is current. Once your purchase agreement is signed, it is our only refund mechanism, and the $249 document fee is non-refundable. Before you sign, a reservation is fully refundable (see “What do I pay to reserve a parcel?”). Your purchase agreement sets out the full terms.
Before you sign your purchase agreement, a reservation is fully refundable. After you sign, the 60-day satisfaction guarantee is our only refund mechanism.
You have a 10-day grace period, then we send written notice and you have 30 days to catch up. If it can’t be fixed, most buyers choose a voluntary termination — no court and no attorney. Because this is a land contract, not a mortgage, on termination the parcel goes back to us and the payments made are not refunded.
Checking a parcel before you buy
Utilities vary by parcel. Each listing states what has been verified for that parcel. Before you buy, confirm service and connection cost directly with the utility. We do not guarantee road access, so please verify access, zoning and permitted uses with the county too.
All property data is verified through county GIS records. We still encourage every buyer to confirm zoning, access and utilities with the county — our county resources page lists the offices to call.
No. We give you the facts and the documents. Please talk to your own attorney or CPA about your situation.
