Buyer Due Diligence

County Resources — Buyer Due Diligence Contacts

We believe in full transparency. Before purchasing land, we encourage every buyer to verify zoning, permitted uses, and utility options directly with the county. A note on utilities

Utilities vary by parcel. Each listing states what has been verified for that parcel. Before you buy, confirm service and connection cost directly with the utility: Arizona Public Service (APS) or UniSource Energy for electric. Check well and septic permitting with the Arizona Department of Environmental Quality (ADEQ), and road access and setback rules with the county planning office.

What to Ask When You Call

Not sure what to say? Here are the key questions for any vacant land purchase:

  1. 1

"What is the zoning classification for parcel [APN]?"

This tells you what you can and cannot do with the land.

  2. 2

    "What structures are permitted?"

Ask specifically about RVs, mobile homes, manufactured homes, stick-built, and accessory structures.

  3. 3

"Are there any time limits on RV or camping use?"

Some counties limit temporary dwelling to specific timeframes.

  4. 4

"What permits do I need to drill a well or install a septic system?"

Essential if you plan to develop.

  5. 5

"Are there any outstanding liens, back taxes, or assessments on this parcel?"

Protects you from inheriting someone else's debt.

  6. 6

"Is this parcel in a flood zone?"

Affects insurance requirements and building restrictions.

  7. 7

"Are there any HOA or CC&R restrictions recorded against this subdivision?"

Most of our properties have none, but always verify.
