5 Things to Know Before Buying Land in Arizona
Arizona remains one of the most affordable and flexible states in the country for buying rural land. But "affordable" and "smart" are two different things. Before you put money down on a parcel, work through these five items carefully.
1. Zoning and Allowed Use Every parcel has a zoning classification that dictates what you can and can't do. In Navajo and Mohave Counties, most of our inventory is zoned Rural/General or Agricultural-Residential — which means single-family homes, RVs, and recreational use are typically permitted. Confirm the zoning directly with the county assessor before closing.
2. Road Access Legal access and physical access are not the same thing. A parcel can have a recorded easement on paper but still require a four-wheel-drive to reach. Check for county-maintained roads, graded dirt, or private easements. At LandQuest, we disclose road type for every listing.
3. Water, Power, and Septic Most affordable Arizona land is off-grid. That's a feature, not a bug — but you'll need a plan. Ask about: hauled water vs. well drilling costs, solar vs. utility power, and whether septic perc tests have been performed in the area.
4. Flood Zone and Terrain Every property in our catalog ships with a flood-zone classification (usually Zone X — minimal hazard). Go one step further and use the county GIS map to review terrain, drainage, and seasonal wash paths.
5. The True Monthly Cost Advertised monthly payments are one piece of the picture. Add property taxes (often under $100/year on these lots), any association fees, and long-term maintenance. On LandQuest financing, you pay zero interest — so the published monthly payment is the actual monthly cost.
